SUMMARY OF SERVICES:

1. In depth knowledge of market giving us the ability to maximize rent collected.

2. Thorough screening of prospective tenants, including but not limited to personal interviews and credit checks.

3. Accounts with wide range of repairmen in order to be able to get your needed repairs done as fast as possible at the most reasonable cost.

4. On staff handyman to assist in the maintenance of your property and take care of those small problems.

5. Payment of your mortgage and/or condo fee (a reserve account is required for this).

6. Complete understanding of the Landlord/Tenant Court System in the District of Columbia and how best to deal with evictions

7. Complete understanding of the rent control laws of the District of Columbia. We will get you properly registered in your category.

8. Twice yearly personal check-up visits to each property.

9. Monthly statements of income and expenses.

10. Year end summary suitable for handing to your accountant.

 

MANAGEMENT FEE

Leasing fee equal to one month’s rent will be taken from the first month collected (marketing fees included in rents of $800 or more).  Management fee ranges from 7% to10% of rents collected monthly.
